Krescent homes story, jaypee might call it a success but the reality is most of the investors and jaypee itself is in big trouble and that is the reason Krescent home has no construction activity. Most of them have just made a booking amount payment of Rs. 4 lakhs or 3 lakhs as applicable as part of application form, more than a year back, hoping that they along with Jaypee would be able to fool common man (end users) and get high premium. But the case for investors today is that they have more than 3 lakhs of penalty/interest charged by Jaypee and not able to make the balance payment but they still want to fool people by creating a hype. For Jaypee as they have not received 40% payment from the buyer so they are not working on this construction part.
I came across this truth when one of my friends recommended me this project as he wanted to sell his unit 3bhk. I checked with Jaypee and figured out that they were also selling at the same rate. I did some further searching online and saw some people selling there 3bhk & 4bhk units cost to cost and still not able to sell it. Again the reason was that they had paid 4 lakhs and daily interest is Rs. 1000/- per day. Finally my friend cancelled the unit, Jaypee again has deducted a handsome amount. This is not the only case, there are good amount of cancellation in jaypee for Krescent home 3&4 bhk but if you talk to Jaypee, they would show that most of it is sold out. I just have 1 question for Jaypee and their dear investors if the flats have been already sold out, why did Jaypee only able to increase the rate from Rs. 3800/- to Rs 4150/- (Nov 3rd 2012 after discount of 6% over 4415) in more than 2 years while other projects has increased 50%. Also why there is no construction activity ? Jaypee increased the rate only 10 days back.
I am not sure about other projects but for Krescent homes, I was surprised to see the response from Jaypee and their investors who are desperate to get out but still want to fool the common man by creating artificial hype.
I agree if Jaypee delivers, the project should be good but I doubt that they can deliver in next 4 years and the quality of Jaypee is still unknown.
All I want to highlight here that brokers and builders are trying to fool people by showing incorrect data but the facts suggest something else. I dont know if we can fix this problem but we need to be aware. I also have a property in 3C's, sec 100. The selling rate vs buying rate according to local dealers is 20%
